Over time, I developed a way of reading across years of minutes and documents - seeing patterns and signals that aren’t always stated outright.
As conveyancing became faster, a small number of conveyancers began quietly sending reports his way for a second read.
Today, that word-of-mouth has grown across Sydney, the Central Coast, Newcastle and Wollongong - still understated, still the same careful approach.

strata report reviews
A strata report review is a second read of the material already obtained, including minutes, financials, correspondence and records, recognising that these documents are often compiled for the purposes of a sale, not necessarily for a buyer’s understanding.
I read the report as a whole, not as separate documents, looking for patterns across years, repeated issues, small shifts in language, and anything that suggests future cost or conflict.
It’s not a summary and it’s not legal advice. It’s a considered view of what the records are quietly saying.
The outcome is simple, a clear sense of what you’re stepping into, without noise or overstatement.
getting a second read
Once you have a strata report, it can simply be sent through for review.
There’s no formal process or preparation needed.
